If you live in France: you can pay for your stay in cash, by bank check, payable to the owner, by bank transfer (bank details are on the contract) or by credit card using our secure payment service accessible from our website.
If you live abroad: Payment will be made by international credit card.
Article 1 - Duration of the stay
The client signing this contract concluded for a fixed period may not under any circumstances claim any right to remain in the premises at the end of the stay.
Article 2 - Liability
The owner who offers services to a client is the sole contact for this client and is responsible to him for the execution of the obligations arising from the present conditions of sale. The owner cannot be held responsible for fortuitous events, force majeure or the actions of any person not involved in the organization and running of the stay.
Article 3 - Reservation
The tenant must accompany any reservation with a payment including the reservation deposit corresponding to 50% of the total rental price (including administration fees). The reservation will be confirmed only upon receipt of the deposit.
The entire rental price is payable seven (7) days before the start of the rental.
The deposit is paid exclusively by credit card on the website.
A security deposit in the event of damage to THREE HUNDRED (300) euros is due no later than the day of entry into the premises.
This security deposit is not cashed by the owner. It will be blocked in the form of a bank imprint for the duration of the stay and is automatically released seven days after the end of the location. Without this, the keys to the apartment cannot be given to the tenant.
Upon arrival, the tenant will collect the keys as well as any additional services that he may have ordered when booking.
The owner does not accept checks.
Article 4 - Payment of the balance
The customer must pay the owner the sale of the agreed service and remaining due, and this seven (7) days before the start of the stay. The customer who has not paid the balance on the agreed date is considered to have cancelled his stay. From then on, the service is again offered for sale and no refund will be made.
Article 5 - Late registrations
In the event of registration less than seven (7) days before the start of the stay, the full payment will be required upon reservation.
Article 6 - Arrival
The customer must arrive on the precise day and at the times mentioned in this contract. In the event of late or delayed arrival or last-minute impediment, the customer must notify the manager whose telephone number appears on the contract.
Article 7 – Cancellation by the customer
Unless specified in the special conditions of the contract, the following cancellation conditions apply:
Full refund of your trip excluding an administration fee of FIFTY-FIVE (55) euros, up to the day before departure, (refund within a maximum of 30 days), if your stay is made impossible for any reason related to COVID-19: Government decision restricting travel, lockdown (national, regional, departmental or municipal), border closures, flight cancellation, quarantine imposed on return, requisition of certain professions.
In the event of a no-show by the customer, no refund will be made.
Article 8 – Cancellation by the seller
When the owner cancels the stay before the start of the stay, he must inform the buyer by any means he deems useful.
The buyer will be reimbursed immediately and without penalties for the amounts paid, including administration fees.
Article 9 – Interruption of the stay
In the event of interruption of the stay by the customer, no refund will be made.
Article 10 - Capacity
This contract is established for a maximum capacity of six (6) people. If the number of vacationers exceeds the capacity, the service provider may refuse additional customers. Any modification or termination of the contract will then be considered at the initiative of the customer.
Article 11 – Transfer of the contract by the customer
The buyer may not transfer his contract to a third party without the agreement of the owner. Any violation of this clause would be likely to result in the immediate termination of the rental for the tenant's offences, the rental proceeds remaining definitively acquired by the owner.
Article 12 - Insurance
The customer is responsible for all damages occurring due to his actions. He is required to be insured by a holiday type insurance contract for these various risks.
Article 13 - Inventory
An inventory of the dishes and kitchen utensils is sent and signed by the tenant and the owner or his representative when signing the contract.
In the event of discrepancies between the inventory and reality, the tenant has 24 hours to report any possible lack or breakage. This inventory constitutes the only reference in the event of a dispute concerning the inventory.
Regarding the furniture, it will be presented during the key handover visit and its proper functioning can be checked at that time.
The tenant is required to enjoy the rented property as a good father.
The cleanliness of the accommodation on the tenant's arrival must be noted at the time of the visit of the premises.
Cleaning of the premises is the responsibility of the vacationer during the rental period.
The cottage must be returned on the day of departure in a correct state of cleanliness:
All trash cans must be emptied and thrown away.
The dishes must be washed, dried and put away.
Article 14 - Use of the premises
The tenant must ensure the peaceful nature of the rental and use it in accordance with the purpose of the rented premises.
Parties or any other event are prohibited
Out of respect for the neighbours of the residence, it is requested to keep quiet from 10 p.m. to 8 a.m.
Article 15 - Long Stays (more than 7 days)
In the case of stays of more than seven days, bed linen and towels are changed after one week.
It is the tenant's responsibility to indicate the time that suits them best for the return of clean linen.
It is the tenant's responsibility to unmake and remake the beds.
It is possible to take an additional cleaning package during the stay by appointment.
Article 16 - Swimming pool
The outdoor swimming pool is open from mid-June to mid-September. The owners authorize access to tenants provided that only the occupants of the apartment ensure access, that the parents ensure compliance with the hygiene, safety and calm conditions, and that this use is made under the responsibility of the tenant.
In the event of a breach of these rules, the owner reserves the right to remove access without calling into question the location conditions.
Access bracelets to the swimming pool will be given upon entry to the premises, they will be given at the same time as all the keys when the occupants leave.
Article 17 - Security deposit
When signing the contract, a security deposit, the amount of which is indicated in the special conditions of the contract, is requested by the owner. After the contradictory establishment of the exit inventory, this deposit is returned to the latest within 28 (twenty-eight) days following the scheduled end date of the stay, less the cost of restoring the premises if damage is noted.
In the event of early departure (before the times mentioned on the description sheet) including the establishment of the inventory of fixtures on the same day of the tenant's departure, the security deposit is returned by the owner within a period not exceeding 28 days after deduction of the cost of restoring the premises if damage is noted.
Failure to deposit the deposit will result in cancellation of the reservation.
Article 18 - Animals
Animals are accepted only for L'Étoile Biterroise within the limit of two animals for the duration of the rental, subject to prior authorization upon reservation.
Animals are under your responsibility throughout the residence, please provide the necessary for managing their needs.
Bins are available in the common areas.
Article 19 - Tourist tax
The tourist tax is €1.77 per night and per person over 18 years old.
Article 20 - Tobacco
Smoking is prohibited inside the apartment.
Please respect the exteriors and do not throw your cigarette butts on the ground.
Article 21 - Circulation of people working on the residence
People working within the residence are required to come on site occasionally for the management of the swimming pool, the management of green spaces,

Article 22 - Disputes
In the event of a dispute, the parties will endeavour to find an amicable agreement.
If it is impossible to find an agreement, the matter will be brought before the competent courts in this area.
